First & Foremost, this is a no-pressure newsletter with my personal picks, new price drops, and other information I believe is helpful.  If you are looking to purchase NOW and need help NOW, please let me know so I can treat your Real Estate needs with a more direct, helpful approach.  I have been selling Real Estate for more than 17 years, and my goal is to make your Experience a Relaxing one.  

Inventory is Dropping to a Lower Number for now...but it does this regularly almost every year at this time.  

It is not unusual for the Summer and into Back-to-School months to show a drop in inventory.  While inventory is dropping and sometimes the prices are, as well, it seems to make no sense if you are not privy to the most common times for homeowners to list.  Honestly, I don't know why it shifts like that because I feel like all times of the year are great times to sell if you are pricing accordingly.  There is almost always someone looking to buy on Marco Island for the right property at the right price.  That property just has to come available, and then it will sell to that person in waiting.  Since I moved here in 2013, the highest number of listings come in around December to early January, but you will see them start to climb a bit once late October hits.  Right now is the time to plan to sell, clean it up, and get the home in pristine condition (if that applies).  A home that is clean and minimal will sell quicker based on being well-kept, and if there are no points of the property that have been overlooked over time, even better.  A good Real Estate Agent and a good inspector based in Marco Island who does most business ON Marco Island is someone who will know the caveats of what is normally found in these homes.  I work in multiple markets and I find that Marco has things to look for that in other markets, don't exist so much.  An

out-of-town or virtual agent would not have the local knowledge.

My Picks on Homes That May be a Good Investment & Why

These either have special exposure that is in high demand, a great waterfront lot, or are newer construction priced appropriately to sell.

First of all, these are Waterfront - either Direct water (no fixed bridges) or Indirect (large yachts and tuna towers will NOT fit under bridges).  They are also CBS (Concrete Block Construction) and the Seller is Carrying a Current Flood Insurance Policy.  (Ask me personally why this makes a difference in a separate email if you want more information)  I also, have only included the most sought-after exposures of NW-W-SW-S-SE in my favorites.  These generally see the sun in the afternoon/evening and I get the most requests for that.  This means resale will be good when the time comes.  

  • The Breakwater and Bond homes are in the same neighborhood.  We call it Unit 7 (because it is), and it is popular with buyers because it is close to Resident's Beach, they tend to rent well, and the path out by boat isn't terribly long but you do still need to go under a bridge. 
  • I added Kingston Court (went pending yesterday but sometimes they come back on) because of the LOT.  It is a Cul-de-Sac lot with good exposure.  These 3 properties are all Indirect Water.  
  • Polynesia CT, Angler CT, and Tarpon CT are all older homes.  Tarpon happens to be my listing and I love being there.  The natural light is lovely inside.  Angler would likely be a tear-down but the lot has a nice view.  Polynesia needs a lot of work, but is one of the lower-priced, direct water lots of 100' available with the sunny exposure everyone likes, so it could be used now and built out later.
  • Wintergreen CT and Bluebonnet CT both are Indirect Water, have nice views and are livable to move into and possibly update to your taste after using the home as-is for as long as you love it.  Both have nice natural light from the windows and exposure.
  • As we get into the higher priced homes, my reasoning for including them is based on more than what I have listed, so if there are any questions at all I can answer about them, please just call or email me directly.

Krystal's Condo Picks for This Week

There are a lot of condos out there right now for sale and I have tried to add a little something for everyone.  On those really high-end condos, I chose a lot of them in the newer buildings of Cape Marco, The Madeira, and Hideaway Golf & Beach Club.  In all of the choices, there are likely BOTH higher priced and lower priced in the same building with either more or less upgrades, depending on what work you would be willing to do.  Please contact me privately with questions about any of them and how I can help you find the Right One.  Here is my list.

These are Price Drops Bringing Properties into a Sale Level

By sale level, I mean priced now to sell.  There have been a lot of people overpricing, but to get sold, sellers need to realize our market has changed from the buyer paying whatever they ask...and then even more for a home, that our particular market has now leveled back to a certain market value.  Sold comps matter again.  Here are the last week's price drops.  During this season, a price drop can mean MOTIVATED!
