Last week, I did a Price Drop on 418 Tarpon CT by $99,000.  I spoke to the seller this morning and he told me to bring him an offer and that he is ready to get it SOLD.  This could create an opportunity for someone to be able to pick this home up for a bit less than expected.  If you are looking at a home like this, please reach out to me directly.  Does it have low ceilings?  Yes.  But it also has a dual living space area that allows a really great flow from the living room to dining room to kitchen to TV room. It is really bright inside and could be something that you lived in or used as a vacation home or rental for quite some time, and then build your forever home.  It is a wonderful Piece of Land.  This home sits on a DIRECT GULF OF MEXICO WATERFRONT  with 172' of Seawall, views of the Marco River from the back patio with panoramic screen and wet-bar outside, AND South-Eastern Exposure.  The Best part about this area is the location and being able to run with speed on your boat.  You are on open water within less than a minute.  No stagnant air or water in this canal.

New Condos That Hit the Market This Week

My Condo Pick that hit this week would be on Edington in the Ville de Marco.  Not because I do not like any of the other condos, but it is in a comfortable price point, and it has a boat dock available to lease if a buyer wanted to have a vessel there for the season, or even temporarily.   Without a lift, I would not want to leave my boat there consistently if I were not there to watch it.  It is supposed to be a no-wake zone, but I would want to keep my eye on my boat parked there.  It is also within walking distance to the ever-so-popular Snook Inn and the Artsy area where Lee Bee Fish and the Boardroom are located.  The new resort that is planned would be very close, as well, making this a great seasonal rental or just a happening place to own in the future should that development go as planned.  My second choice for the VIEWS would be Shipp's Landing.

 

Remember that I also have the 2 Bedroom, 2 Bath on the South End of the Beach on the Southern-Side of the building that may come available in the future, so if you are looking in the 1.2M area, and you are looking at that South of Winterberry neighborhood, contact me directly so we can discuss this one.

Single Family Homes that have Hit the Market This Week

For this Week's New Listings, I have to pick the home on CLIFTON CT.  It's on one of my favorite cul-de-sac lots, and a lot of people really like this neighborhood outside of Tigertail Beach and Hideway Beach Golf Club.  It was remodeled in 2018 and has 162' of waterfront.  The walk score isn't great, but you could just hop on the boat and hit one of the many waterfront restaurants nearby.   The LOT SIZE on Quintara is much larger for the same kind of money, but the home needs much more work.  That depends on the boat you are parking.
