New Condos That Hit the Market This Week |
Not a lot of new condos hit this week. It is the slowest month of the year for us on the island, as even some of our businesses are closed down for vacation time. These condos are all on or by the beach and if I were to choose a lower-priced condo from the newly listed condos, I believe I would go with the condo on Swallow in The Moorings. I know there is one that is on the beach in the price point, but unless you are purchasing strictly as a rental or because you want to be on the beach itself, I think I would go for the other unit because you could walk to the beach, you could boat from this unit from the common dockage, and it is just over 1,300 square feet. The Milestone Inspections have been completed and are attached to the listing above.
In higher-priced units that came to the market, I would pick the beachfront building, The Marbelle. This is a 2-Bedroom, 2-Bath condo with beach views on a high floor. I have sold in this building, and people really like it. The unit needs some remodeling, but the views are fantastic. The office staff have always been great, and in general, this is just a community I like. All of the Inspection Paperwork is attached in the listing for review. The Milestone has been completed.
I am behind on this newsletter, so I am going to encompass a little more than 7 days of new listings. There is a new listing in The Esplanade, and it is a really neat unit if you like to be in the middle of a little hustle and bustle. With the shops and dining downstairs, there is usually something going on during season. This is a one-of-a-kind condo si I want to include it. It was remodeled a few years back, and see for yourself the breathtaking luxury and views it has.
Bang-For-Buck is Vintage Bay. I have listed and sold in there. It is a little off of the beaten path but for price per square foot and solid construction, you can't beat it. This unit just came up for sale, and it is hard to beat a price like this for a 3/3.

Single Family Homes that have Hit the Market This Week |
Single-Family Homes are always a stab in the dark when I don't know the client's personal wants and needs, but I am finding with my buyers right now that most of them do NOT want to do any work. Pre-Covid, it was just the opposite, but if this describes you, the home that was just listed on Capistrano CT is a really beautiful house. It is a newer construction, so it is just move-in ready. It is waterfront with easy access to Smokehouse Bay, so boating out doesn't take forever. The listing on Wren is really cute, too, if you don't need waterfront. It would make a great rental, too. Copperfield is a 3-Bedroom, 2-Bath with intersecting long water views. It is close to the beach and has Western Exposure for the best Sunsets!
In the higher-priced homes, there are 2 that stand out to me. Caxambas CT is always a good location, although this home has Northern exposure (which some prefer but I like to point that out because the sun leaves the pool area sooner), it needs less work than the home listed at McIlvaine CT. I have been in this house, and the back yard is impressive. The pool area can accommodate a large party, and the yard is really big. You could have a fairly large yacht, no problem with this waterfront.
I guess I like a few of the houses listed. haha. I just rechecked what has hit since I started this newsletter, and I am sticking with my original picks.
