New Condos That Hit the Market This Week |
This week we had quite a few new listings hit the market. Another great value in Vintage Bay on the 6th floor with beautiful views for the price tag. What I love in Vintage Bay is that you are very close to everything Marco Island has to offer, but you have privacy and so much nature around. I have listed and sold in this community, and what I think has been the neatest thing is when the Pink Spoonbill birds and flamingos travel through. My owners say that all of their friends want to come out to take photos from their balcony of the birds in the shallows out back. What I don't like is that is if noseeums love you (like they do me) it is hard to escapoe them in the early evening hour when the humidity is high. Otherwise, I love it out here. And they are one of the pet-friendly condo communities in Marco Island.
Another condo that caught my eye this week is the condo in the Summit. This building doesn't have a huge amount of listings that hit the open market. I was told a long time ago that they usually change hands inside the building before they would sell outside it because owners usually know someone who is looking. I don't know how true that is today but the fact that they don't come up often tells me it likely is. This unit has up to date materials and beautiful views. If you are in this price point and are considering one of our beachfront condos, I would take a close look at this one.

Single Family Homes that have Hit the Market This Week |
This week a home in a stellar part of the island came to the market. It is on Laurel CT. I am partial to this neighborhood because I live in it. We are boaters, and in my personal opinion (which everyone does not share) our neighborhood will be the Port Royal of Marco Island. It is near the yacht club, it is easy access getting on and off the island, and the Gulf is just minutes away. Boating to Hideaway Beach and Keewayden (in the right boat) are within 15 minutes parked, and 25 minutes parked, respectively. The decor needs some updating, but overall, this is a lovely, cul-de-sac house with good exposure.
When you look at the Swiss CT house versus the Arcadia house, know that Arcadia is in what we call The Marco Mini-Estates, and what you are looking at in that view is directly to the Gulf. The Swiss house is indirect. Just clarifying the price differences.
My other pick in the lower price point, but still waterfront, would be Leeward CT. While I like the intersecting canals on Bonita, the back, hang-out area is too limited for me. Leeward is close to the park, too so if you have any children visiting or living in the home, it is right down the street from a walking trail, sports courts, and a playground.

We had very few waterfront homes sell this week. The average price per square foot was just under 800$. They were all very different homes, so to get a good idea of comps on a specific house of interest, it is best to use the comps most similar to that property. |
