New Condos That Hit the Market This Week

There have been a few more condos listed recently than there have been over the last few months.  One of the most frequent questions that I get is what the fees are in the condos that are listed.  In Marco Island, (and I say this because in other markets it can differ) generally, the buildings NORTH of Resident's Beach have lower monthly condo fees than the buildings SOUTH of Resident's Beach.

 

The reasoning can be the amenities and that most of the Southern Condos are newer, so the materials and structure can be more up to the latest codes.  Now the buildings are required to go through a milestone inspection and that result would be disclosed to the buyer when the buyer goes to purchase if it applies.  This is a good way to know what potential assessments could be coming up.  

 

There are a options for all price points in the condo market right now, depending on what your needs are.  In the Cape Marco buildings, and The Madeira you will pay the highest prices, but the amenities and views are pretty amazing.  The older buildings in South Seas Towers have lower monthly dues, but some of these units have been recently updated and there are 2 towers that allow weekly rentals, so you could use those as a good ROI.  There are only a few buildings who allow this, so if you are looking for a pure investment, reach out to me and we can discuss them.

Here is the list of all of the condos that have hit the market in the last 7 days. If I were choosing a condo from this week's list, I think I may look into the Royal Seafarer.  It has a wrap-around balcony with views of the South end and the beach.  It needs some upgrades, but is also UNDER a million dollars, right on the beach, with a short walk to the JW Marriott for drinks and food.  There are others that I like on the list, just if I had to pick one to explore, I think it would be that one.  If money was not an object, I would lean to the Madeira unit that also came available.

Single Family Homes that have Hit the Market This Week

 

Here is the List of Homes that have come to the market in the Past 7 Days.

 

One of the new listings is in Hideaway Beach.  There is a lot to know about Hideaway Beach but if you like to socialize and play a lot of Golf, this could be the neighborhood for you.  There is a steepish buy-in but the amenities you get along with your membership are pretty stellar.  This particular home is on Beach Drive and is across the street from the BEACH.  You are close to a beach walk through so you can be on the sand quickly.  It would be best to talk directly about this home since there are a lot of considerations with it. 

 

I also like the home on Sundrop Court.  It is new construction and in my neighborhood, which I have likely said in the past, is my favorite on the island.  From this home, you are about 10 minutes or less to the Gulf!  You could be on a beach in under 15 minutes whether driving or boating.

 

This house on Magnolia Court would also get you that same kind of access, with a quick out to the Gulf for a less steep price tag.  It is nearby the popular Snook Inn and you could likely walk over or take the golf cart for a quick spin for some music and a snack.

All Property Types - Price Drops in the Last 7 Days

Two homes that are really close to the main beaches are the home on Flamingo Circle and the home on Orchid Court, although they are very different.  The Flamingo Circle home could make a good rental.  It has a pool and it is easy to get to the beach.

 

While the Orchid Court home needs furniture and a remodel, at least...but is on DIRECT Water to the Gulf and also Close to the Beach.  I would hope to get the price down on that one a bit as I still see it as too high...but I am a good negotiator. :)  That always truly depends on the seller and their motivation.
