New Condos That Hit the Market This Week

I am going to go back to South Seas again, because I have Two Pretty Exceptional Units in there right now.  I have one FRONT-FACING Unit that is in Tower 4.  Tower 4 has Zero Obstructions on this particular front side of the Building, facing the Tigertail Preserve, which means you can see all the way up to Naples by the Beach Shoreline.  The other unit I have is a remodeled, 17th Floor WING-UNIT.  Wing units are special because they have SO MANY Windows AND a Second, rear BALCONY.  It is a smaller coffee balcony, but at night, you can see the lights of Marco's City Side instead of the darkness on the Gulf.  Right now, it is the ONLY Wing Available in  South Seas. There are only a few buildings that allow weekly rentals, so if you are looking for an investment property that you can also enjoy, reach out to me, and we can discuss them.  The 17th Floor Unit is VACANT right now so it is easy to see if you have interest.  BOTH units I have in these buildings already have seasonal rentals in place, so you can start to make money immediately, then use it when April comes or in between rentals if there is space.

2225 San Marco Road - Estuary Condo - $229,000

I have also just listed this condo below that is a 2 Bedroom, 2 Bath, great starter Unit in The Estuary I.  The questions I get most are if it is a land lease...which it is NOT.  The rental limitations...which are at least 30 days, and if there are any upcoming assessments...and the answer to that is none known.  If you are wanting a small, quaint, retreat, this might be for you.  Just click the photo below to take a look. 

Single Family Homes that have Hit the Market This Week

 

Here is the List of Homes that have come to the market in the Past 7 Days.

 

I have listed since my last newsletter a DIRECT Gulf Access Home with almost a HALF-ACRE of land and 276' of waterfront.  It is on Dan River Court, on a Key Lot, which means it is just one off the tip cul-de-sac lot.  Key lots have more land square footage, but not many have this kind of waterfront including one COVERED lift, another lift, and enough wall to house a YACHT.  At the end of the property overlooking the bay, there is also a GAZEBO on the water.  Take a look at it. :)

 

One of the new listings is in Hideaway Beach, again.  As I have mentioned in past newsletters, there is a lot to know about Hideaway Beach, in general, as it is extensive and Residential only, except for Events held at the Beachfront Clubhouse, but if you like to socialize and play a lot of Golf, Tennis, Bocce, and more, this could be the neighborhood for you.  There is a steep-ish buy-in, as with most golf-included communities, but the amenities you get along with your membership are pretty stellar.  This particular home is on Waterside Drive and is in the most PRIVATE part of Hideaway with a separate entrance with a quick golf cart cut through to the main grounds.  

 

I also like the home on Iris Court.  It is new construction and in my neighborhood, which I have said in the past, is my favorite on the island because of the boating access between the Gulf and the Marco Yacht Club.  From this home, you are about 10 minutes or less to the Gulf!  You could be on a beach in under 15 minutes, on the boat, and 5 minutes driving.  It has a Western Exposure, so that means SUNSETS!!

 

If you are looking for a home with beautiful views, but don't need Gulf Access, Nassau Court, off the golf course, might be for you.  It is also Western-facing, and as you can see in the photos, sunsets are gorgeous!
