School is Back in Session! Properties are Still Selling with More Reductions and Pending Listings. |
According to the Naples MLS, which I use alongside the Marco MLS for market information, we have 518 Active Single-Family Homes or Condos listed right now in Marco Island. In August, this far, we have had 37 listings close from $150K all the way up to over $10 Million. We are entering the most 'out of season' time that we expect on the island during the month of September, and honestly, while we are just below what closed in the designated time last year, the dollar amount of our highest sale has doubled.
We do have 52 Pending units right now, and one is in the high $8 million dollar price point. This home originally came on the market last July at $10.9 million and was relisted at $8.9 million, which brought it to the Pending Sale Status, just to put it in perspective. It is a Buyer's Market in Marco, and for some of the homes and condos that have been listed for a year, it is a good time to make some offers. Sellers are more agreeable to negotiations. |
My Picks on Homes That May be a Good Investment & Why |
These either have special exposure that is in high demand, a great waterfront lot, or are newer construction homes. |
242 Angler Court is Back on the Market. This home is honestly a tear-down, most likely, but the view is very nice, and it sits on a cul-de-sac lot with NW Exposure, so it would make a great lot to purchase if you were going to build out a Luxury New Construction Home. The home that is listed at 960 Iris Court, I would hope, has a bit of room on price because the seawall is cut a little short by the way the angle on it sits. Another home sold at 940 Iris CT in May for $7.1 Million and was also New Construction on a lot with the angle in favor of the waterfront. The home offered at 960 Iris CT is asking $300+ more per square foot.
Find My Favorites in This Link to Single-Family Home Picks. First of all, these are Waterfront - either Direct water (no fixed bridges) or Indirect (large yachts and tuna towers will NOT fit under bridges). They are also CBS (Concrete Block Construction). I am also including only the most sought-after exposures of NW-W-SW-S-SE in my favorites. These generally see the sun in the afternoon/evening, and I get the most requests for that. This means resale will be good when the time comes. These homes don't necessarily sell for MORE money, but they do tend to sell faster than an equal home with Northern Exposure. New Condos That Hit the Market This Week |
I think my Pick in Condos This Week would be the Monterrey, Unit 1006 in Cape Marco. It is priced pretty well and is in the gated community of newer buildings for Marco, in general, being built in the 1990s. The square footage is almost 2,000 under air, and the views are great. I do love the views in the Merida (also in Cape Marco and comparable in price) more, but the units are smaller.

Single Family Homes that have Hit the Market This Week |
My picks here would be 921 Scott Drive and 839 Chestnut Court. Both are Direct Water Access and of a more Eastern exposure, so it has nothing to do with my normal 'picks criteria'. If you don't need deeper water, the home on Scott has been remodeled and has a lot of room in the prestigious Marco Island Estates. If you DO want or need deeper water for a boat, and good access to and from the island, the Chestnut home looks to be stunning, it is new construction, and it is behind the yacht club, so large vessles can pass through that canal to dock. All Property Types - Price Drops in the Last 7 Days |
There have been a lot of people overpricing homes and condos based on our past market, but to get sold, sellers need to realize our market has changed from the buyer paying whatever they ask...and then even more for a home, that our particular market has now leveled back to a certain market value. Sold comps matter again. Here are the past week's price drops. During this season, a price drop can mean a Motivated Seller! I know of a few myself. One went Pending Sale this week, but there are always more. |
